Full tear-off down to the deck, never a cheap overlay, then a complete Florida weather system finished in the shingle, tile, or metal your home was built for. We’re a family-owned team, and your inspection and estimate are free.
What’s included
A roof isn’t just shingles, it’s a system. Our replacement quote lists every component below as its own line, so you can see exactly what you’re buying and compare any other bid apples-to-apples. We’re family owned, so we’d rather earn your trust than pad a number.
Your material choices
Architectural asphalt shingles rated for high wind and built to take Florida sun, with manufacturer-backed warranties. Affordable, great looking, and the right answer for most homes across Tampa Bay.
Concrete and clay tile shrug off decades of Florida sun, heat, and salt air near the Gulf, and hold up beautifully in high wind. Heavier and pricier than shingle, and built to last a lifetime. Manufacturer-backed warranties.
The coastal-grade options. Standing-seam metal reflects the sun, resists salt corrosion, and rides out hurricanes, while flat and low-slope areas get a TPO or modified bitumen system. Premium roofs built for the toughest Florida exposures.
The build, hour by hour
Materials delivered, landscaping and pool cage protected, plywood over the lanai, and the dumpster set on boards so your driveway stays clean.
Old roof stripped to the deck, every sheet inspected and photographed, and any rotted or soft decking replaced and shown to you before the day is out.
Secondary water barrier, underlayment, and code-compliant fastening go down, then flashing and your finish material. The house is dry under a sealed roof every single night.
Ridge vents, caps, final flashing, gutters cleared, a triple magnet sweep, and a foreman walk-through with you before we call it done.

Quick answers
We could. Code allows one overlay in some cases, but we won’t, and we’ll tell you why. An overlay hides a rotting deck, skips the secondary water barrier that keeps wind-driven rain out, voids most wind warranties, and costs you double at the next replacement when both layers come off. A full tear-off is the honest path, so it’s the only one we quote.
Often, yes. Florida insurers look hard at roof age, and many won’t write or renew a policy on an older roof. A new, code-compliant roof with proper wind mitigation can lower your premium, help you qualify for coverage, and earn wind mitigation credits. We’ll hand you the documentation for the work we do, so you have it whenever your insurer asks.
Honestly, it’s loud from about 8am to 5pm, so plan video calls elsewhere. But your driveway stays usable, pets stay safer inside, and the yard is swept nightly. Most clients tell us the anticipation was worse than the actual work.
If your roof has good years left, we’ll tell you straight. If it doesn’t, you’ll get honest options, a clear line-item estimate, and a date on the calendar. Financing and pay-at-close available. Call (727) 355-7360.
