FAQ
Everything people ask. Answered straight.
Owning a home in Florida raises plenty of roofing questions. We put the ones we hear most right here. If yours isn’t on this list, call us at (727) 355-7360 and a real person will answer.
01 · Pricing & estimates
Money questions.
It comes down to the size and pitch of your roof, the material you choose, and the condition of the deck underneath. Architectural shingle is the most affordable option for most Florida homes. Tile and standing-seam metal sit at the premium end and hold up beautifully in our sun and salt air. Every estimate we hand you is itemized, so you see exactly what you’re paying for. The inspection and the estimate are always free.
Yes. We come out, get on the roof or fly a drone over it, check the attic and the flashings, and give you a written estimate at no cost and no pressure. Plenty of the roofs we look at have good years left, and we’ll tell you that plainly. An honest answer today is how we earn your call down the road.
Yes. We offer flexible financing plans so a new roof fits your budget instead of draining your savings. Ask us about the current options when we meet, and we’ll walk you through the monthly numbers before you commit to anything.
Yes, and it’s one of the things our clients love most. If you’re selling, we can replace the roof now and get paid from the proceeds at closing. A newer roof helps the home appraise, pass inspection, and clear insurance hurdles, so it often pays for itself in a smoother sale. Just ask about our pay at close option.
Not every roof needs to come off. If a repair will genuinely buy you several more good years, we’ll say so and quote the repair. When the damage is widespread or the roof is near the end of its life, replacing it is the smarter money. We’ll lay out both paths and let you choose with the full picture in front of you.
02 · The work itself
Build-week questions.
Most shingle replacements take about 1 to 3 days. Tile roofs run longer, usually 5 to 10 days, since every piece is set by hand. Standing-seam metal typically takes 4 to 8 days. Flat and low-slope systems are often 2 to 5 days depending on size. Weather and roof complexity can shift the schedule, and we’ll give you a realistic timeline before we start.
No. Most of the job happens outside, so you’re free to go about your day. We’ll do a short walkthrough with you the first morning and a final review with the crew lead at the end. If anything comes up in between, you’re one phone call from an answer.
We tarp and cover landscaping, the pool cage, the driveway, and anything near the drop zone before the first shingle comes off. We run a magnetic sweep for stray nails every evening, not just on the last day, because kids and pets don’t wait for the job to finish. When we leave, your yard looks like we were never there.
Our own trained crews, led by a foreman who stays with the job from tear-off to cleanup. We’re family owned, so the people on your roof answer to us and to our name in this community. No mystery day-labor crews, and the same faces that start your roof are the ones who finish it.
This is Florida, so we plan for it. We never open up more roof than we can dry-in and seal the same day. When a storm rolls in, every exposed section is papered and tarped before the crew heads out. Your home stays protected from the first day to the last.
03 · Documentation & trust
Coverage questions.
Yes. Florida roofs take a beating from hurricanes, tropical storms, wind, and hail. We provide a thorough inspection, document the damage with photos and a detailed report, and give you an itemized estimate, so you have the information you need. If your insurance company requests documentation related to our work, we are happy to provide it. Any decision about a claim is between you and your insurer.
Florida insurers watch roof age closely, because an older roof is more likely to fail in a storm. Many carriers won’t write or renew a policy once a roof passes a certain age, and some want a wind mitigation inspection first. A newer roof and a solid wind mitigation report can lower your premium and keep you insurable. If your roof is getting up there in years, it’s worth a conversation before renewal season.
Yes. Top Tier Roofing Solutions is a Florida State Certified Roofing Contractor, license CCC1337744, and we carry full insurance. We’re family owned and operated, local, and we stand behind every roof we put on. Ask to see our license and coverage anytime, and we’ll gladly show you.
Yes. Your roof is protected two ways: manufacturer-backed warranties on the materials, and our own written workmanship warranty on the installation. If water ever gets in because of how we built it, we come back and make it right. We’ll walk through the exact terms in plain language before the job starts.
