Nine times out of ten, it’s one of these.
- Failed flashing. Around chimneys, skylights, and valleys, this is the number one leak source in Florida. We rebuild it right instead of caulking over it for next year’s callback.
- Cracked pipe boots. The Florida sun dries the rubber until it splits. It’s a small part on a long-life roof, so we replace every one while we’re up there.
- Valleys. Where two slopes argue, water wins. We re-line them with fresh underlayment and metal so they shed water instead of trapping it.
- Cracked & slipped tiles. Swapped one at a time with matching stock, then sealed and set so the field stays watertight.
- Ridge caps & vents. First thing the wind takes and the quickest thing we put back, properly fastened this time.
- Skylight perimeters. Usually worn shingles or a lifted flashing kit, not the glass. We reflash first and say so.

A good repair should disappear into the roof. If a perfect match isn’t possible, we’ll tell you before we start, not after.
Yes. That pattern almost always points to flashing or a wall-to-roof intersection, and it’s doing quiet damage to the decking between storms. These are usually our least expensive and most satisfying fixes.
